Uiwang City Naesondra District Redevelopment Project Receives Management and Disposition Plan Approval

[Suwon Ilbo = Reporter Seo Dong-young] The Naesondra District residential redevelopment project in Uiwang City received approval of the management and disposition plan on the 6th.

The Naesondra District is an aged and deteriorated residential area developed as the Poil district in 1985, characterized by a concentration of dilapidated housing such as multi-unit and multi-family homes with poor living conditions. Currently, 2,808 households with 5,206 residents live within the maintenance district.

Following the announcement of the maintenance district designation in November 2010, the project proceeded through union establishment approval in December 2011 and business implementation approval in February 2018, finally receiving management and disposition plan approval to complete all necessary administrative procedures for the residential redevelopment project.

During this period, the city established a cooperation system with Korea Appraisal Board and implemented a validity verification process for the management and disposition plan, making efforts to ensure swift approval.

Recently, as approximately 6,200 households—including 2,900 units in Baekun Valley, 1,068 units in the Jangan district, and 1,774 units on the Korea Agricultural, Rural & Fisheries Organization relocation site—moved in, the region has faced difficulties due to housing supply imbalance, including declining jeonse prices.

The city expects this management and disposition plan approval to help resolve the regional housing supply imbalance problem.

Cha Hae-soon, head of the Naesondra District union, said, "With active administrative support from Uiwang City, the management and disposition plan approval was processed quickly. Once discussions on relocation and compensation fees for financial companies and union members are completed, we plan to begin relocations starting in April of next year."

Uiwang City Mayor Kim Sang-don said, "When the existing 2,808 households in the Naesondra District relocate, we expect the housing supply imbalance problem in the city caused by large-scale apartment occupancy such as Baekun Valley can be resolved."

Meanwhile, 2,180 units of apartments will be newly constructed through the implementation of the Naesondra District residential redevelopment project. The union plans to begin construction in May 2021 after the relocation of land and other property owners is completed, with completion and occupancy targeted for January 2024.
