Yongin City Confirms Reconstruction of 6 Apartment Complexes in Cheoin-gu, Giheung-gu, and Suji-gu...Benefiting from Regulatory Easing
[Suwon Ilbo=Reporter Park No-hun] Reconstruction of six apartment complexes in Yongin Special City has been confirmed.
According to Yongin City on the 6th, the Ministry of Land, Infrastructure and Transport fully implemented the revised 'Safety Assessment Standards for Reconstruction Determination' on the 5th, making reconstruction of six apartment complexes in the city possible.
The complexes include Gongshin Yeonrip in Cheoin-gu, Gugal Hansung 1st and 2nd Apartments in Giheung-gu, Samsung 4th Apartment, Suji Hansung Apartment, and Samsung 2nd Apartment in Suji-gu.
The Ministry of Land, Infrastructure and Transport reduced the weighting of structural safety among evaluation items for reconstruction determination from the existing 50% to 30%.
Previously, due to the high weighting of structural stability, few reconstruction projects passed the safety assessment.
The weighting for residential environment was increased from the existing 15% to 30%, and the weighting for facility deterioration was raised from the existing 25% to 30%.
In particular, the evaluation score range that determines reconstruction feasibility has been significantly lowered.
Previously, reconstruction was possible only with an evaluation score of 30 points or below, but with the revised standards, reconstruction can be conducted with an evaluation score of 45 points or below.
The conditional reconstruction range was also adjusted from the existing 30-55 points to 45-55 points.
Each complex's evaluation scores under the revised standards were determined to be 45 points or below, qualifying for reconstruction.
Yongin Mayor Lee Sang-il stated, “With the easing of safety assessment regulations, conditions have been established for older apartments to proceed smoothly with reconstruction,” adding, “Going forward, we will strive to provide administrative services that satisfy citizens as reconstruction demand rapidly increases.”
